  • Age: All owners must be at least 65 years old by December 31 of the year in which the exemption is claimed. However, if a married couple or siblings jointly own the property, only one owner must meet the age requirement.
  • Income: For the year 2024, the income limit for Enhanced STAR is $98,700 or less, increasing to $107,300 or less in 2025. This limit considers the combined incomes of all owners (residents and non-residents) and any owner’s spouse residing at the property.
  • Ownership: The requirements for ownership are similar to those for BASIC STAR; the applicant(s) must own the land. The same rules hold for having more than one property and getting legally separated.

Special Considerations

Surviving Spouse Eligibility
