  • Age:Each owner must be at least 65 years old by December 31 of the year they want the exemption. But if the property is owned by a married couple or relatives, only one of them must be the right age..
  • Income: The income cap for Enhanced STAR in 2024 is $98,700 or less. In 2025, it goes up to $107,300 or less. This limit takes into account the incomes of all property owners, including those who live there and those who don’t, as well as the partner of any owner who lives at the property.
  • Ownership: The requirements for ownership are similar to those for BASIC STAR; the applicant(s) must own the land. The same rules hold for having more than one property and getting legally separated.
